Fixed Costs

Application Process

• Application Fee: $60 per applicant
• Administration Fee: $150 (nonrefundable)
• Pre-Lease Security Deposit: $300
  • This fully refundable deposit is charged upon application approval. Upon move-in, it will be applied toward your security deposit.
• Pay Your Way: To make move-in costs more flexible and convenient, we offer two Pay Your Way options shown below. For more information, please click here.
  • $300 move-in fee (non-refundable)
  • $2,500 security deposit (refundable)

Qualifications

• Income Requirement: Verifiable income of at least 2.5 times the monthly rent. Documentation is required during application.
• Screening: Includes an ID verification, credit check, criminal background screening, and rental history verification.

Utilities

• Electricity and Gas: Individually metered and billed monthly through Electric Power Board.

• Phase I: Flat Rate
• 1 Bedroom $40.00/month
• 2 Bedroom $50.00/month
• 3 Bedroom $60.00/month
• Phase II:
• Water Individually metered and billed through Tennessee American Water
• Sewer Individually metered and billed through City of Chattanooga
• Trash: $7/month
• Preventive Pest Control: $5/month.
• Cable/Internet (Optional): Can be set up through Xfinity, Electric Power Board, or AT&T

Community Protection Plan

Each apartment is automatically enrolled in our Community Protection Program. This $15 monthly charge provides unlimited liability coverage for any unintentional damage caused to the building(s) or community. This program does not include personal property coverage. We recommend enrolling in renters insurance if you would like coverage for your personal belongings. For more information, please click here.
